Can provide a 10% return on investment

I buy homes in Philadelphia and rehab them to rent out long term. I am looking to partner with someone who is willing to invest, at the most, 25-30k per property. This will cover acquisition and rehab which I will coordinate and manage. In return, I would like to structure an arrangement that provides the investor 50% of the monthly rental income until I can buy the investor out of the arrangement at their total investment + 10%.

I have contractors that can take the property from vacant to rent ready in 6-8 weeks maximum and a professional management company that handles everything tenant related once the property is rent-ready.

Ideal situation for someone who  has some capital to invest and wants to be hands off.
