Please help, must go ASAP. Performing note under 60%

I have under contract a re-performing note under 60% of the unpaid balance. My financial partner has backed out the day before closing and I will lose money for backing out of the deal now. If you are a note investor please let me know ASAP what I should do. I am unable to fund this transaction, and any potential buyer I have is still reviewing the price points. 

It is very hard to get another extension on his deal so I will probably lose it all together and my money. If you are a buyer, financial partner or temporary lender on notes PLEASE let me know. If the price points look good to you, contact me for all the info and document files.
