100% LTV for $425k (31 day duration)

In search of a private/hard money lender that can finance 100% LTV on $425k for $500k assessed listing for 31 days.

There is an end buyer in escrow for $26k+, and the loan is for a short period of time. I am looking to provide the lender between $15k - $20k return upon closing on 31st day of B --> C closing.

@Jensen Jeune It's not an arms length affidavit issue, it's resale deed restriction issue, sounds like a Fannie property.  Without an executed contract in place from C, along with a nonrefundable Large EM, and All funds in place with the title co. For the B-C transaction, along with maybe other requirements, I can't see anyone funding this.
