I'm looking to buy properties in Florida.  I like to create Win-Win situations for everyone.  I'll start generically and get more specific.

I can pay cash and close quickly on properties (single family and multi-family) to rehab and flip or buy and hold.  If you are a wholesaler or have deals that you run across, I'd love to hear from you. 

I would prefer properties that need renovating, fixing, or updating, but will consider turn-key, newer, or rehabbed properties that make sense as buy and hold investments for renting.  Single family and small multi-family (duplex, triplex, quad) are preferred, although small commercial class B or C properties up to 50 housing units are welcome and aggressively pursued.

Primary focus right now is SW FL and NE FL.
Counties - Collier, Lee, Flagler, Saint Johns, St. Johns, Palm Beach (S. FL).
Cities - Naples, Golden Gate, Marco Island, Bonita Springs, Lehigh Acres, San Carlos Park, Estero, Fort Myers, Ft. Myers, Cape Coral, Saint Augustine, St. Augustine, Butler Beach, Crescent Beach, Vilano Beach, Boca Raton (S. FL east coast)
