The owner of this Day Care has maintained her current 3 Star status with the State of Tennessee for over 25 years. She has consistently provided top notch education to the children that attend her facility. The building estimates approximately 7720 sq. feet. The owner currently only uses the bottom floor of the building for her business, but there is a huge area upstairs that could be renovated and utilized. This area could be transformed into three offices, which could potentially rent for $1500.00 per office. The estimated cost for the renovation is approximately $35,000.00.
Due to a decline in health the present owner has decided to sell. The Day Care currently an employee 8 people and has 25 children that attend the facility. At full capacity, the owner has stated 130 children can attend per shift. The owner has agreed to stay on for 30 days after the sale of the business to assist with the transition.
The owner does participate in the State of Tennessee Department of Human Services Child Care Certificate Program.

In that event, the parent would pay the Day Care Center the difference. By participating in the State of Tennessee Department of Human Services Child Care Certificate Program, you will also receive a check each month to pay for food costs.The following is a projection of income including current income, potential income at full capacity, and potential income if center utilized the 24 hour option.

Keep in mind there is a large area upstairs that could be renovated and house more children. The maximum capacity number is based on the area that is currently being utilized to house the children. This could increase as a larger area is provided.Potential Income at Full Capacity utilizing the 24 hour service option
The center is currently licensed to run 24 hours per day, but is only operating from 6:00 am to 6:00 pm Monday through Friday. If the center were operating utilizing the 24 hour option, the building can contain 130 children per shift. So if one shift ends at 6:00 pm, a new shift with 130 more children can come in. The following chart will show the potential income if the 24 hour option was considered and the center was at full capacity.

The figures used in the above charts are the amounts that the State of Tennessee Department of Human Services Child Care Certificate Program will pay per child based on the age group. The facility may, however, charge a higher fee. The parent would pay the difference.
This center is already signed up with the State of Tennessee Department of Human Services Child Care Certificate Program. The new owner would simply need to have everything transferred over.
The initial $6 million yearly projection was based on the center being converted to house infants only.
