203k Live In Flip in San Diego County

Hi there.  I'm looking to buy a live in flip in the San Diego area.  Something under 375k in the Spring Valley, La Mesa, Logan Heights, or Clairemont area, but open to other areas as well.  I plan on using a 203k loan to obtain the property.  Multi-family properties are a plus.  Not interested in the Encanto or Paradise Hills area.  There are a million properties available in those areas.
