Looking For Rent-To-Own Property OR Just Land On 5 to 10 Acres

Looking for a Rent to Own, preferably in Worcester County or west of that. Also, need a lease that will allow me to add 1-2 addition people (joint owners or roommates) at ANY TIME. 5-10 acres is ideal, with no more than $950 per month in total payments to landlord. The house itself does not need to be in the best shape, as long as electrical, water and heat can be accessed (or is quickly able to be accessed).

I would like to know about any leases for land which carry lax zoning restrictions in Central and Western MA as well
