Denver area duplex (a hidden bargain)
So, I found this mis-identified property on the MLS... It's a really, really nice duplex, but you'd never know it if you were searching for duplexes ;)
It's currently two 2/2s with huge basements and the potential to be 4/2s with some egress windows added. The rents are under market now, but with the extra legal bedrooms it could bring in $3600 (based on $1800 a side, which I think is what Sec 8 is paying in that area)
Asking price is already under $300k, but I would think it could come down based on some needed electrical upgrades and a few other things.
Why am I telling you this? Because I'm not in a position to buy it right now but I'd love to represent you as your broker on the deal.
And if this isn't exactly what you're in the market for, but you're looking for a broker who keeps their eyes open for hidden possibilities then I'd be happy to talk to you about that, too...
