This particular building is located in a rougher area then you are used to seeing from us.

We consider this area to be more of C- or D+ area. The numbers in the offering memorandum reflect repair, maintenance, cap-ex, vacancy and non payment estimates that we are seeing in our C neighborhood multi family buildings.

It would be prudent to assume that these numbers will be somewhat higher than our C neighborhood estimates. However with it being multifamily the risk of vandalism is incredibly low compared to a single family home or duplex in the same area as those can end up vacant whereas this would always have occupants inside of it.We assume there will be more evictions in this building then in a C neighborhood building and we also assume there to be longer vacancies as it will take longer to find a qualified tenant. While we can not pinpoint the exact amounts these cost will increase we believe an investors should allocate an additional 10%-15% of the gross rents to account for these types of costs.
