Need good lender for Leased Rental SFR in Orlando FL

My best friend now works in Switzerland and has a great little rental SFR near downtown Orlando with great rental history. He's thinking refi or possibly cash-out refi. He called me today from across the pond since he knows I'm an active investor in Athens GA. I told him that all my best lenders are local banks.

Can someone please share some referrals for good investment property lenders in central FL?  Thanks for your advice in advance.
