Seeking private money partner or 100% cash partner

Hey Everyone,

I'm in the Jacksonville, Florida market. It's a pretty hot market as you know and I am seeking an investment partner. Basically, you provide the money and I provide everything else. Why would this type of partnership work? That's a great question! I have the necessary experience and contacts to make the most of every situation. I provide the leads. I am my own marketing machine and I mainly find off market houses. I also have an excellent realtor that works almost exclusively with investors and she also feeds me deals here and there. She sells my houses quick and gives us realistic information on our ARVs. I have been running rehabs as a project manager for other investors for years. I know what it takes to get a rehab done on time and on budget. I work the numbers every single day. I would like to JV with someone who has money to invest and needs the right people to work with. I do not want to do 10 houses right out of the gate with you. I want to start with one at a time, maybe two depending on your comfort level and get it going like clock work. I do it every day for other people. I'm spending my own money on marketing and finding the right deals. We can talk about any number of situations that can work for both parties.
