This property is located in a mad decent area, where you could hear a pin drop on the quiet street in the mid-afternoon. It has a decent sized lot and a fenced in back yard. The roof is not an immediate issue, but looks like it will need a new shingle in the not too distant future. Kitchen cabinets are newer, but there is no kitchen sink or appliances. Tile floors throughout most of the house could stay (I would change them in bathroom and florida room). The back Florida room is large enough to be a good size master bedroom (biggest upside would be to make a master suite back there). A/C looks like it isn't too old, but small for the square footage. There are some windows that you should consider replacing. This could work as a fix and flip for someone (if converted to 3/2 has good upside), or an easy rental property with lighter rehab.

All properties require cash or a private/hard money loan in order to purchase. No conventional or FHA financing available unless otherwise indicated. All inspections must be completed prior to buyer signing the contract. Buyers will need to provide a $3,000 non-refundable deposit at time of contract. Seller will convey using an as-is contract and a special warranty deed. Buyer will be responsible for all closing costs unless otherwise indicated.
