Properties in West Hartford

Hey all,

I've heard that West Hartford offers property with very low vacancy and tenants that have above median incomes for the area, with cap rates from 10-14%.  I was wondering if there is anyone out there that has come across any properties like this?  I am located in MA, and I am finding a tough time finding deals right now.  This past summer/fall was great, but it looks to have dried up.
