Hi BP members, I had a discussion inside my head. yesterday I looked at a post from @Riley Caldwell an thought ..."what a great idea what she proposed here!"

I'm starting in all these Real Estate Investing business and I've being doing my work studying a lot and looking for some opportunities out there (lately there aren't much).

I found a house in Oak Cliff (Winnetka Heights) that is a flipping neighborhood, actually a great deal for fix and flip, the owner bought the property with other two partners in a foreclosure five years ago and they need the cash now. 

I went to look at the property today , and see a LOT of potential but sadly for me I don't have any expertise in rehabing and for sure this property needs A LOT of that (Foundation, windows, kitchen, baths, garage), so if any of you are interested in this property and turns out that you wanted it, I can just go and learn from you, actually I can go with you to see it again, help you with the work there or whatever, really I just want to LEARN!

claudia...that's a great area for flips. Why not get it under contract...an assignable contract...and wholesale it to a flipper. Then you can offer a discount on the wholesale fee for the right to shadow them through the flip.
