I am looking for mentor who will guide me through the process of buying my first investment multi family property out of state. Want to invest inTX, NC, or anywhere where I get best deal and the best cash flow.

As others suggested I think you need to first focus on why you are investing, what your needs are etc. For instance, why do you want to buy 2 duplexes or a fourplex? How did you arrive at that requirement? Why TX or NC? How much do you know about RE? You said the best deal and best cash flow but those two are necessarily the same thing. For instance, if you think NC is going to do as well as many think it will you may not make as much cash flow but rely on the ease of that cash flow (i.e. how reliable it is) and the growth in prices for part of your return even though cash flow may be better in another area. I would also encourage you to be just as concerned with the person who is handling your investment as the market. As with any investment having the right people doing the on the ground work is key.

I am also NYC based and invest out of state so if you are in the city happy to give any pointers I can.
