Briar Forest townhome with a pool $195K with $280K ARV
Diamond in the rough. 3/2 townhome with a pool in Briargrove Park/Walnut Bend area. It's a short sale but BPOs have been done and bank is actually moving along at a much better pace than the usual snail's pace.
Upgrades/repairs include new roof 6/14, laminate flooring downstairs, A/C 5/14, pool plaster and new garage door 10/14.
Comps are difficult to find but I have an appraisal from last year on home with same floorplan with pool at $280K.
