Hello all,

This 10,000+/- sqft building screams return on investment! This property offers an established Restaurant and bar with 18 RV spaces, 12 Motel Rooms, 4 Retail Spaces & 1 Large Conference Room all off just steps off the Scenic Highway of Legends in Southern Colorado! Sammie's Restaurant encompasses 150 +/- people in the dining hall and bar area as well as provides ample storage and a large patio!

The History of Sammie's Restaurant 1946 ­Present:

March 1946­The "Cow Shed" was created by the Huerfano County Hereford Association. The group issued stock to raise the funds to build the show and sales barn. The goal was to raise $65,000 for the building.

September 1948­A windstorm flattened the building.

January 1950. ­They hired a builder to erect a 40' X 60' cinder block building which cost $5000. The first 4­H Fair was held.

August 1950 the new building was built and just in time for the feeder sale in December.

Early 1960's the building was left vacant as breeders no longer had shows/sales because of the poor cattle market.

1962 Nola Geiser purchased and remodeled the "Cow Shed" dance hall and "Bottle Club". Very famous Country artist played at this dance hall including Roy Clark which made this the popular hangout for locals.

March 1975 the building exploded and caused approximately $56,000 in damages. The Colorado Bureau of Investigation reports the explosion was a result of gas ignited by a water heater pilot light.

November 1976 Nola turned the facility into the "La Veta Mall" with four retail lease spaces still existing today.

1979 Nola remolded to make 11 shop spaces, 18 trailer spaces and facilities for 2 mobile homes.

1980 Nola open the Cracker Barrel Restaurant and lounge.

1982 the building and trailer park was purchased by Jim and Kay McCarthy. At

that time the facility consisted of the La Veta Quick Stop, The Cracker Barrel and a Western Clothing Store. The Cracker Barrel later became the "Hungary Piglet".

1984 The restaurant was known as the Correll.

1984­-1985 the restaurant was a Smokehouse with weekend dances and Sunday afternoon Jam sessions.

April 1985, Jay and Cathy Kegel opened "The Bull and the Bear" adding 1000 square feet to the restaurant.

February in 1987 it was sold and then sold again in 1988. The new owners who purchased the facility in 1988 applied for a liquor license but left town before they ever opened.

1988 Vern Ressler bought the property but put it on the market advertising it as 10,000 square foot building with a restaurant/lounge, convenience store with 5 offices, 12 motel units, laundry facility, and 18 unit Rave spaces with a laundry and bathhouse sitting on 3.5 acres.

September 1989 La Casa was opened under the ownership of Louise Maldonado and Marion Woolfe. Later La Casa Lounge was created with a dance floor and live music.

2004 the property was purchased by the current owners Dave and Sandra Molyneux. They are proud to be the first to operate the entire property from the highway to the east property line. Sammie's Restaurant consists of a restaurant, Bar, 18 Rv units, 12 Motel rooms and 4 operational retail spaces for rent. Sammie's has become the place to be if you are a tourist or a local. Currently, Sammie's is the only restaurant and bar in operation in the La Veta area.

Offering
