Hey Guys,

        I have a seller who put major upgrades into their house and now wants to sell quickly and move out of state.  This house literally needs almost nothing.  It doesn't even need to be painted!  This house is the nicest house in the neighborhood.  It may take 1,000 bucks after they move to clean it up and replace a master vanity cabinet and that's pretty much it.  I want to buy it and put it right back on the market immediately.  The area is nice and here is how the numbers break down

Purchase Price 200k

1,000 to clean and replace master vanity

Sale price 240k - 

35-40k - roughly 10% at worst - 

I am looking at doing a flat fee listing and doing the showings myself as I live right around the corner.  I will split the deal with anyone that can provide financing.   I am looking specifically for a private money partner - I am not willing or able to tie up any of my own funds on the deal at this time.  Message me for more details if interested.
