Deal Specs:
- Single-family home from a motivated seller (REOs are fine, but of course preferable to deal with an individual rather than bank)

- Located within 1.5 hour radius of downtown Boston

- Bare Minimum Profit: $40k (we obviously look for deals that are making us 6 figures, such as in outer suburbs with high ARVs)
