Georgia - Gwinnett Co. NEED - Buyer approved for 100% Financing

Hello fellow colleagues. I have a buyer who is approved for 100% financing and wants to buy a property in Gwinnett county GA (Georgia). Who out there has any properties in that area that will be perfect for Fix & Flips? Needs to have a solid margin as they are financing all of it and there obviously costs involved with it.

Looking for a nice SFR in the 65% ARV range anywhere from $100,000 - $400,000 purchase price. So please let me know what you have for that area outside of Atlanta, GA. Other Atlanta areas may be possible as well.
