But it takes a year for the title to clear out unless you take it to a lawyer and pay them to clear up the title. You can still rent or sell the property but it has to be sold for cash as a buyer who may want to purchase with a bank loan will not be able to get title insurance and therefore will not be able to get a loan for the property. 

In Florida it is FOUR years (not one) without marketable title unless you do a quiet title action.
