Bring me a Cash Buyer...

What's the best way of finding/asking a Realtor(s) in the area to bring a cash buyer for a house I have under contract and need to sale ASAP? I'm willing to pay a 3% commission. However, I can not list this property on the MLS.

I'm open to all suggestions and help.

@Adrien C. - Agreed guys. No matter your thoughts on wholesalers, they serve a valuable purpose. And if you are in REI long enough, you'll wholesale one or two yourself. Bottom line on a HUD deal, you can either double close or transfer an entity who has the contract. You need the end buyer paying cash, as you already stated. By your answer I'm assuming you contacted wholesalers already who told you they'd pay less than what you're asking. This means you either paid too much for an investor/cash buyer to be interested, or you need to sell to an owner occupant with cash, which is nearly impossible to find. If they offer you less than you need, negotiate. If they won't come up, find a different wholesaler. If that doesn't work, you might be in it too high.
