Hello BP. I am buying a property in Perth Amboy, NJ and need a private lender for this property. I hope this deal is what you are looking for. Thank You. 4/1.5/1 2000 sq ft. Purchase price is $165k Rehab $37k Max ARV $261k Loan requested $105k- first and ONLY lien. 63% LTV 40% ARV 6 months. We pay remainder of down payment and renovations. We would like to close By June 1st. I have comps and scope of work available. If you are interested or know someone that may be interested please reach out to me. Terms are negotiable. Thank you. My experience: 2011 1 million dollar condo in NYC rehabbed and sold ( first deal- failed miserably) 2015 210 Sheridan Ave Roselle Park, NJ ( full rehab ) made $45k profit 2016 2611 WhiteOak Dr. Burlington NC ( full rehab- fully funded by me- 1 more week worth of work and will be placed on the market for sale ) $40k profit expected. 1028 Tesh Ct. High Point, NC ( light rehab ) on the market and under contract in under a week. $22k profit expected 814 Yardley Dr. N Augusta SC- currently under contract waiting to close - light rehab- have multiple investors interested once I close. $15-$25k profit expected depending on route I take.
