Property was sold after rehab in Dec for $85K, offering for 50K. Property is under Contract. 

This flip is idea for a buy and holder that would only need to do the following repairs. We had an inspection done today and can provide the inspection upon request. House needs, some facia board repair, new toilet, unclog sink, several drywall patches from holes, general tenant exit cleaning. We a $20,000 profit is possible with a rehab budget of 7K $7.43/sq ft without need for updating. Everything was updated during flip in Dec. Flip profit calculations include standard realtor and closing fees as well as $1000/month carrying cost on a 90 day project. Message me with more interest.
