Looking for Money Partner in Easy Flip North Dallas Area

We have a 3/2/2 in Farmers Branch (North Dallas, TX) and are looking for a money partner. Interested in JV or Private Lending. No hard money, please. Here is a run down on the house and scope of work it needs.

Purchase:  $156,000

Rehab:  $19,000 

ARV:  $210,000

Scope of work:  

• Paint throughout
• Repair/replace garage doors
• New cabinets/counters/appliances in kitchen
• Tile in kitchen (and laundry room?)
• Carpet in bedrooms
• Hardwoods through rest of home
• New faucets in bathrooms would be nice and they need mirrors

The estimate that I got for $19,000 included an estimated time of completion of 3 weeks.  We're still getting estimates on rehab as I feel that this is a little bit high and that we could probably get in for $16,000.  

This neighborhood is all older homes and this one fits in nicely with the rest of the homes.  Most of the homes are between 1200 and 1500 sf, so it's on the larger side but not the biggest in the neighborhood by any means.  Desirable neighborhood for convenience to shopping, retail, work, etc.  Close to major highways, but a very quiet neighborhood.
