I wanted to check in and hope your start of summer is going well. We have been very busy at The Crecco Companies analyzing potential investment opportunities for our investors. The Multi-Family market is strong and continues to thrive.

We recently had our second quarter investor meeting with our current investors, and also had our property managers and contractor at the meeting to speak on the progress and stability of our recent 99 unit property re-positioning in Cincinnati, Ohio. We had a great meeting. Our Investors are happy with the progress of the property , and we are $100 per month more in rent than we projected when we presented the opportunity.

We have several investment opportunities available at this time, that are either in contract or in negotiations. These properties are located in Ohio and North Carolina. These properties are projected to return 10-15% average annualized returns.

We have the following opportunities available for review:

100 unit value add in contract in North Carolina that is under rented and mis-managed.
• 66 unit foreclosure in Ohio that needs rehab.
• 31 New Construction townhomes - stabilized & cash flowing, turn key property
