This is a great deal on a solid cash-flowing rental. Currently rented to Section 8 tenants through October 2016 at $1150 per month. Owner spent $8k recently on mostly exterior work (replaced and painted siding/trim, fencing, exterior doors, etc.) The garage has been converted to a game room, but could be converted back (not included in square footage). Roof ~15 years old, HVAC appears newer, no obvious foundation/plumbing/electrical issues.

The range of estimates above for rent, repairs, and ARV depends on what upgrades you want to do. If current tenants are kept, <$5k needed to fix miscellaneous items.
