Duplex- INVESTMENT PROPERTY in Fort Worth

The duplex is already rented out on one side for $750 and the other side will be vacant before closing. The side that is rented out is a 3/1 and the side that is vacant is a 1/1. The vacant side was rented for $450 a month. The $3,000 in rehab is for bringing the vacant side up to date.
