Looking for direct Private Lenders (No Hardmoney Lenders please)

I'm am looking to discuss terms with direct private lenders.  No "Hard Money Lenders" please.

I am am a rehabber/wholesaler of single family homes anywhere in Florida but mostly Orlando South to Miami.  I have over 20 years experience as a rehabber/wholesaler.   Honest and hardworking. Everything above board and documented through title companies.  Title Insurance for me the Buyers and for you the Private Lender.  I am simply looking to stop paying the Higher Interest Rates and Points that true Hardmoney Lenders are charging.  It's That simple.  So if you (or someone you know) has experience in private lending and would like another investor/client then please let's talk. 

I prefer buying homes $120K or less and so will borrow, at times, as little as $40K to $100K per rehab deal.
