Please reply if you are interested in coming to the access time on a certain property and answer the questions below. We limit the number who come to be respectful of the occupant. Sometimes the seller changes the time and we want to be able to contact you in the event of a change. It is always a good idea to email us when you are heading out to see a property with us. Each buyer MUST DO THEIR OWN DUE DILIGENCE.

Before coming to the access time, please confirm that you have:

1. checked comps, looked at our pictures online and the map

2. checked tenant status if there is one

3. will have funding in place for the close date listed

4. if the property is as we have represented, you would consider it a buy for you at $____ price

TO BUY THE DEAL

Please remember to email [email protected] once you have made a decision and include the following information:

1. I am ready to buy this property NOW at $____ price

2. I can close as soon as ___ date and as late as _____ date

3. I can or cannot close with existing tenants in place

4. Request contract

5. The email is our time stamp for who we spoke with for the property first, so send email as soon as you’ve made your decision.

If you like the property, you are always welcome to tell us the price and terms which make it a buy for you.

This is access NOT a showing. Never ask occupants any questions, do not engage beyond a smile and a hello and email any questions you have. Do not ask anyone at the property including the investor (myself or my investing partner).

Please try to limit your access to approximately 10 minutes, sometimes a little longer is ok if you are very serious about buying the house and need a little more time for your inspections.

New investors: I’m sure you have lots of questions about how we work, in short, once you’ve decided to buy a property, we require $2,500 earnest money deposit. Which is not refundable. We can send you a blank PA for you to review prior to access. Title company is Title Company of Denver in Cherry Creek off 1st and Cook St., you can contact Christina Tucker directly at 303-225-4444 to confirm that we are reputable and will return your money in the event we can not provide clear title or if the seller decided not to sell. If you see someone you know at the property, this is not your opportunity to connect. Find each other out on the street and take the conversation down the block please. I would love to find you a deal as soon as you are ready.

Always use this email first, you will get the fastest answer that way as I get many calls from sellers and buyers throughout the day for various reasons.
