1. The EMD transaction is a private investment, not a loan. There are no up-front fees, no points, no interest, no penalties or no late fees.
2. Maximum EMD is 1% of purchase price i.e. ($500k purchase = $5k EMD), up to maximum 1% of purchase price i.e. ($5 Million purchase = $50K EMD)
3. A cash-on-cash Return on Investment, due on close of escrow if the transaction is successfully carried through to completion, will be calculated according to the following scale, based on an EMD of 1% of the purchase price. Example: $500,000 purchase contract x 1% EMD funding = $5,000.
FYI: This EMD Program does NOT normally fund: REOs, HUDs, Short sales or raw land deals.

From $0 up to $4999: $2500 minimum markup cost
$5k up to $25k: 50% ROI $10K of $20k invested = $30k paid back
Above $25k: 35% ROI $14k of $40k invested = $54k paid back
NOTE: $50,000 is the maximum EMD funded at the above rates. Also, please note that this is an absolute, not annualized, percentage.
