Finding a mentor/Splitting Profits

Hi BP!

I'm a newbie and really need some hands on experience! I'm interested in flipping, buy and hold, and notes.

If anyone has any tips on how to land a mentor, please contact me. I'm trying to be creative in what I can offer as payment for the education. Would anyone be interested in splitting profits on my deals in exchange for their mentorship? I'm located in Orange County, CA.
