Cincinnati Rehab Property

I'm looking for single family and multi family rehab properties in the Cincinnati area. Preferably East Side Cincinnati neighborhoods all the way out to Anderson, but also some West Side Neighborhoods to include Oak Hills School districts, Northside and Incline district. Grew up in West Chester so Lakota Schools and Mason Schools are fine too. Please do not send me bogus ARV's with bogus estimates of repairs. If there's one thing I'm good at, it's estimating ARV's. I personally am looking for anything up to a $300k purchase price before repairs, could go higher for the right deal. I also have a couple buyers that are ready to pull the trigger at some lower price points if the projects are not too big. Thanks for any leads you all might have!
