Arizona - Areas to buy & Hold

Hi Everyone!

We are new to Real Estate Investing - I live in Arizona - North East Phoenix Area.   Our goal is to buy a Single family rental; 300K or below, 25% down.  I have been looking in my area and the monthly rents appear to be .6% of the sales price.    Are there better neighborhoods in the greater phoenix area that has a better Rent to Sales price ratio? - Closer to 1%?  Thanks!
