My seller needs to be a buyer in Springfield, TN needs 3/2/2

BP, I need your help. I've got a great deal waiting to be turned into an amazing conversion from a soon-to-sell to a sell here in Houston. I just need to help this elderly couple find a retail home to live in the Springfield, Tennessee area or at least somewhere north of Nashville, Tennessee.
They are looking for a 3 bedroom 2 bathroom 2 car garage home in the $100,000-$180,000 range (shooting for $150k) that ISN'T in downtown Springfield where it's a bit more...culturally diverse. Needs to be a 1-story home (elderly). He's even willing to accept a 3/2 that doesn't have a garage as long as there is a enough space for him to build a garage onto it. They are looking to downsize below <2000 SF.
Somebody please help me find them a place they can buy off of your hands! Looking to move within 3 months.
Anyone got any good homes or know of an agent who may?
