Cash Cow Investment properties in New Orleans

I have two investment properties available in the New Orleans area:

One is a package of 14 fourplexes (56 units). 12 of the 14 are on the same street and the other 2 are very near by. They are located in Terrytown, LA which is in the Westbank in New Orleans, about 15 minutes from downtown New Orleans. Each building is about 5500sf and grosses about $3800 per month ($53,200 per month total) for an annual gross revenue of $638,400. The asking price for the package is $3,000,000. There is no owner financing available and they must be sold as a package.

The other is comprised of 4 buildings... two apartment buildings that each have a separate laundry building with coin operated laundry machines. One building has 26 units and the other has 51 units for a total of 77 units. They are located directly across the street from one another in Jefferson, LA which is also about 15 minutes from downtown New Orleans. This one grosses about $540,000 per year total. The asking price on this one is also $3,000,000.
