well bet you don't get very far with this post..  who needs you ..

private lenders are those that are known to you .. not those that you go trolling on the internet to find.

I see this attitude as one of the main reasons folks never land private lenders. you should pay private lenders as much if not more than HML if you really want true private partners other wise you will just continue fishing around.

just go to your meetups and strike up relationships.. thats how you find these folks.. but your the GREEDY one in this scenerio you don't want to pay a private lender you want to keep it all fore yourself and you have this feeling they should be honored to work with you since you disclose everything big deal. !!!  this is normal transactional business anyone doing less is a total newb and or a rookie
