"THE" deal

hi folks. maybe i am too new to sink my teeth into this deal i dug up. and as much as i'd love to buy and hold them, i just don't have the capital. a particular business has multiple properties for sale in east central indiana. mostly houses and one trailer park with 20 trailers. they currently have a property manager who earns 10% of collected rents. it is early on, and we have yet to talk purchase price or sales structure. my first stop is, of course, BP. 

i know i don't have the capital or credit to jump on this. oh how i wish i did! but, i guess the reason i am here. is to see what my options are. if i can't get them to do a contract on the collection:

1) maybe someone with deep pockets would be willing to partner with me on this, i'd do all the work, if you would put up the money.

2) or if you don't want me to be a part of it, a nice finder's/assignment fee.

3) maybe there is someone out there who WILL loan me (or preferably my business) the money to buy these

4) if i can get a wholesale deal on them, i'd have to have a buyer for all or parts of the collection

5) ??? some advice on what to do?
