I am looking to purchase 2-4 unit residential properties that are rented or require minimal work to be rent ready. I am only considering properties that the seller will carry financing. My target aspects are below:

• Acquisition price of under $150K
• Must be a 2-4 unit
• No major rehab needed
• 10 - 20% down
• Seller financing for 2 year term min
• 4-6% interest rate
