4 Family REO Property "Cashew" Seeking Partner

Good evening BP, I'm a Real Estate Agent here in NJ. For a while I've been seeking to partner up with an investor to purchase Muti Family Properties. Well I came across this 4 family in Linden NJ, Union County. Its a REO and they're asking $329,000. All brick house with 8 bedrooms and 4 baths. Average rents in Linden NJ are about $1,400- $1,500 monthly. This property can easily rent for $1,200- $1,250 a unit, totaling $4,800 - $5,000 monthly income. Lets not forget expenses...

I will be taking a look at the property in person this Saturday to determine it's Repair cost, I also believe the property could have a ARV of $450 but I'll take a better look at the comps. Running these numbers it seems like this property can be a cash cow and have good equity in it!
