An investor I work closely with just closed on a package of 60+ single family homes in Cleveland.  The majority of the properties were built in late '90s, all 3-4 beds & 1.5-2 baths. Most are occupied, all need a little TLC. Awesome properties though! He's selling in packages of 5 homes. The as-is price is only about $160k per package of 5 homes!
