Single Family Home in Avon schools Indianapolis area/great rental

This has an Indianapolis address, but actually is Avon schools.

Seller built this home brand new and moved out about 10 months ago. Decided to rent it out, and apparently didn't do a good job of screening tenants. She(and I) would not recommend keeping this tenant, they are slow pay and you can see condition just from them being here for under 10 months.  They have agreed to move out with 30 day notice at this time.

Home was built in 2003 and has original roof and furnace/water heater. All are in good shape and I don't see any issues.

Needs new blinds/carpet/paint/trim work completed throughout, as well as trim work painted above garage and other miscell areas of the outside of home. I would also recommend putting in new appliances.

Fixed up this will sell for around $140k-$150k. Market is really hot right now in this area.

This home is 1,865 sq.ft. 3 bed 2 1/2 bath with a loft(bonus room)
