Looking for an investor for cash flowinuy andld

Hi everyone, I own a cash flowing duplex I purchased a year ago in St. Paul and am looking to purchase another one in the Daytons bluff neighborhood of St. Paul. 

My dillema is that my spouses credit has dropped significantly since last year when we purchased our first duplex and I cant qualify without her income. So my question is, is anyone looking to partner on a cashflowing duplex, we can neggotiate the terms and have our lawyers give the paperwork a once over so that we are on the same page and covsred there.
