However, below are some of our rough ballpark details that apply nearly across the board:

Hard Money Commercial Real Estate Loan Program Details

  • Up to 60% - 90% LTV.
  • Minimum Loan: $30k for Single Family, $150k for Apartment Buildings & Commercial.
  • Maximum Loan: $100m+
  • Minimum FICO Required: 500 - 700 (depending on loan type, terms, and rates).
  • Typical Loan Term: From 1 - 2 years (for short-term Bridge Loans) to 30+ years (traditional Commercial Financing).
  • Ballpark Interest Rates: 6.5% - 12% (depends on many factors).
  • Ballpark Origination Fees: 2.5% - 5%
