Investment Preferences

Location – All states considered. City not rural.

Class C or B building and location.

50 to 100 units

Up to $ 4,000,000

2 and 3 bedrooms not studios and 1’s

Rent average over $ 800 or expenses less than 45 % of gross

Washers and Dryers or hook ups

1980 or newer

Over 9.5 % cap rate on actual not anticipated NOI

All cash one week close

REO, foreclosures, auctions, value added

No auction.com or loopnet

Principal wants bulk townhomes

Investment Preferences

Same development with separate tax lots

Location – All states considered. City not rural.

Class C or B building and location

20 to 100 townhomes, up to $ 4,000,000 all cash

3 bedrooms, 2 baths over 1,000 SF with washers and dryers

Rent average over $ 800 or expenses less than 45 % of gross

1980 or newer

Over 9.5 % cap rate on actual not anticipated NOI

Less than 65 % of individual sell out value

All cash one week close

REO, foreclosures, auctions, value added

1031 Multi Family Brokers and / or Owners

If you are interested in trading up and doing a 1031 exchange I am willing to do this for the right multi family property or bulk townhomes with separate tax lots. I have $ 4.0 M in cash. I would be willing to commit to a purchase however would be willing to extend the closing for as long as six months to allow you time to find your exchange property. I am looking for a 9.5 + % cap rate on actual and not anticipated NOI. I may also consider bulk SFD or condos if they are value added.
