The newest opportunity we have to offer is to provide the $250,000 GAP financing for a beautiful home in the Hollywood Hills, which will be securitized by ownership of the LLC that will own the home. You will be an owner of the home and own it through the LLC. The group is buying the property for $954,000, a great price for the property as we have an appraisal in for $1,100,000. The group will then add about 500 square feet to it and do a full rehab to the property in order to resell it for $2,100,000. Comparable sales in the area strongly support the resale value. In fact we have about 10 - 12 comparable sales providing excellent support to this.
The ROI will be paid out in a 40% Joint Venture split of the Net Profits. See the numbers below:
40% of $650,000 profit = $260,000 / $250,000 = 104% ROI in 6 months or a 208% ROI annualized
We project the property to sell in about 6 months, which will yield a 208%+ annualized ROI if sold within that 6 months projected period. If it happens to sell over 6 months then that ROI will diminish slightly on a yearly return, but you will no matter what receive the 40% profit share.
