The land offers suburb views and location for any mountain lover. This 60 acres is the perfect location for a mountain getaway home or residential development! It is also suited for recreational, timber investment, or a custom home.

The land features rolling slopes with an abundant mixture of hardwoods and pines attracting an assortment of wildlife. There is over 800 feet fronting the property with a large trout stream running the entire length. Located in a quiet part of the county 5 minutes away from town, the land also overlooks mountains. In addition, there are several flat access points.

My thoughts from an investment standpoint is to build either one cabin overlooking the mountains and stream or several cabins for rentals. Based on the land geography, it is a perfect location to build 6 cabins and if they are rented every night of the year at $1,200.00 a night will generate $432,000.00 annually. If just half the year, it will generate $216,000.00. I think 8 months - $288,000.00 is more realistic.

$12,500.00 per acre.

Average land acre cost in Ellijay GA - $15,000.00
