Marine, retail buyers need 4/5 br in Temecula area, my best friend

One of my best friends is based in Camp Pendelton. Hes finishing up a year in Iraq right now, but when he returns in a few months he needs to buy a home. He is married with 2 little ones and planning for one more. They are working with a "friend who is a realtor" but I figured I could find someone on here who could help them more. If I was in Cali I would.
Here are their reqs
4 to 5 bedrooms
2 1/2 to 4 bath
2500-4000 square feet (around 3000 would be nice)
a decent yard
built in the last 5-10 yrs
low HOA fees
pool in community
<$400,000 would like to stay around 350

I know nothing of the CA market all my time has been East Coast and the South so I dont know if these are reasonable or unreasonable hopes.
If anyone has anything or knows someone who might please let me know. They already have college loans, 2 kiddies and are surviving on one 1st Lts budget, so anything would be better than buying retail.
