Huge basement that is 1/2 a garage/storage and the other 1/2 is an extra room/office

Tenant wishes to stay and has ZERO desire to move. Currently paying $750/month, which is below market rent of $900. Keeping the tenant will keep you from making any repairs and leaving the house in as-is condition to start cash flowing day 1. Current ARV, if renovated, is 120K with properties selling between 115-125k. Again, no need for repairs as tenant wishes to remain a tenant "until they take me out of here in a pine box".
