SFR Non-Owner/Occ Private Money Financing 750k

Looking for 750,000 in construction financing for Non-Owner Occ Single Family Residential in MA.  Approx 10 month construction time.    

Will be built on land we current own worth 250,000 we are looking to use that equity as our money down and have little to out of pocket on a final value of 850-950,000.    We have exit financing pre-approval in place if needed.  Plans and all but final permitting in place ready to break ground ASAP. 

Personal credit score 720 plus on all three bureaus.
